Water in oil.

So I searched for a new used Honda BF90 and found one. Now, water is getting into the engine oil. After talking to different Honda mechanics I am thoroughly confused. I can fix the motor but, my question is, what can cause the mixing? Is it a head gasket or what? The motor runs like a top and new plugs look clean.

Any help appreciated
 
Well it is Christmas Eve so thought I would update. I changed the oil in the engine and lower unit and ran the motor in a rubbermaid tank for about 30 minutes. Checked the oil and it was nice and clean, no milk or apparent water in the oil. I guess after sitting for a year it was just pure good fortune that it was possibly condensation. And the same for the lower unit. I did notice that the prop shaft holder needs replaced. So, guess I will pull off and replace all seals and bearings while i have it apart.
 
Make sure your thermostats are opening at the right temperature and open to the spec distance per your owner's manual. If they are, then sounds like your are good to go.
 
Thanks for the input. I am going to have an an old honda mechanic check out the engine just to be on the safe side. he is going to have me there so he can show me the ins and outs of the motor. that was one of the things he wanted to check was the tstat. Where is a good place to buy the controls?
