Cant find lower unit for 1995 40HP 4cyl 2-stroke

I have a 1995 40hp 4cyl 2-stroke Mercury outboard. The lower unit leaks oil. I have replaced the seals once already, but it didn't last very long. Everyone I talked to said the lower unit is no longer available, no one remans it, and most of the parts are obsolete. The motor starts and runs great! The lower unit still works perfectly other than the oil leak. I have literally been told that yes, you will end up scraping a good running motor due to parts availability. Even if I find a lower unit, I still have a 30yr old top end etc.... Am I screwed? and ideas? Or is it time to bite the bullet and up grade?
 
Get the gearcase pressure and vacuum tested to see where the leak is coming from then decide what parts you need before you throw the baby out with the bathwater. As for the 30 year old powerhead, first, the 44 cu in 4 cylinder powerheard has been around since the late 1950's and was one of the best engines Mercury ever designed and many of those 1950's- 1990's versions are stiil running to this day. Lack of maintenance typically destroys an engine way before running hours will.

Its coming from the shaft seals behind the prop. I replaced them and the impeller last year, but the seals didnt last very long. Assume there is a groove in the shaft or a bearing that is more worn than I thought.
 
As of right now, I can't seem to find anyone that will work on it or find parts or than seals and the like.

I really want to keep it and fix it, or have it fixed
 
Well then replace the propshaft and new seals. There are tons of NOS parts out there. Get the part number, google it, and start searching. Not rocket surgery. :)

Thank you all for the input. I looked a little harder and found a fella in Pasco Washington, that said and suggested, the same things you all have said to me. He told me to get it pulled off and he would pressure/vacuum test it, and had no doubt he had parts and could fix it. For somebody like me that does not know their way around outboards, thinking about cracking into one very much seems like rocket science. Thanks again!
