"hi, new to the forum and boat

"hi, new to the forum and boat ownership. i have a couple problems i hope that you guys can help me with!
1. trim was working fine then nothing, i traced the wires from the switch to the relay and when i push trim swith on motor i have 12v at junction? under the relay, i can also feel the relay click. is it a bad relay?
2. after running the motor i had milky oil coming out of the small 1/8 inch hole on the lower unit. i read on this forum it could be a bad seal. how tough of a job is it to replace all the gaskets in the lower unit. i am not a complete moron but i have never messed around with a boat motor.
any help / advice would be appreciated. joe"

"the most common prob,is a bad relay.....usually,u can go one direction or the other,swap the relays and it follows.easiest way if this is the case,is obtain a new relay,chg out one then the other to find the bad one.resealing the lower unit is not a bad job.....the first tool,u will need,is a FACTORY service manual."
 
That milky oil may in fact be

That milky oil may in fact be from the echaust and very normal.Pressure test the lower unit to put your mind at ease.
