milky oil in crankcase 2005 bf9.9d

I have noticed white pudding around inside of oil-fill cap and dipstick tube with tiny water droplets on upper dipstick.We are just starting winter here in Victoria B.C. and weather about 40 -45 deg.Motor never seems to run very warm so I installed new thermostat and new oil from marine dealer here.
I did not see this problem in summer or fall.Motor gets run for about 10 min.to flush after use.Used for trolling speeds. I have had this motor since June of this year and problem just appearing. Condensation???

I wouldn't rule that out. You did what I probably would have for right now. Then keep an eye on it when using next summer.
