lower unit

What engine do you have and how much oil are we talking about? A lot of older motors that were run with cheap low grade 2 cycle oil will form oil build up in the exhaust tube and drip out the exhaust port, or if they are idled for long periods of time without good wide open throttle operation. As long as it isn't lower unit oil, you are probably ok. You could get some sea foam and run it into the engine through the carb until it almost dies and starts smoking, let it sit for 30 minutes and run the crap out of it. It will smoke a lot until it burns off. Do this two or three more times for a really dirty engine. It will help remove some of that old soot.

Have you checked your lower unit oil lately. If it is lower unit oil leaking then you will probably also have water in the lower unit. Drain and check for water.
