75 johnson 40hp lower unit leak

The lower unit is leaking gear oil out of the water intake. pulled plug and the lower unit is very milky. Could this be a seal or does this sound like a crack? Boat sat in a field for three years and when I changed the oil for the first time it had some water in it,not alot though.This lower unit will probably be hard to find,if it needs replaced.ANYBODY HELP?Thanks Jim

the proper way,is to pressure & vacuum test,...however,..most common is,it needs a good resealing..

The lower unit does sound like it needs sels and resealing...but the only way to check where the water and oil leaked in and out is to pressure test it.
