Oil leaking out of gear housing

1985 Seaswirl with V6 OMC Stern Drive 3.8L

Went to change gear oil in transom and when I unscrewed the nuts to let the old oil leak out, all I got was mostly water. Then when I go to pump gear oil into the upper housing (middle nut) and waiting to see oil appear on dipstick nut at the top, the oil started leaking out of the housing. It appears to be between the lower unit and exhaust housing is where it is coming from.

My ex-boyfriend always took care of the boat maintenance and while doing my homework, I discovered that the tilt should be in the down position when storing but he always had the tilt up.

Due to our nasty winter, there was a lot of water in the hull when I pulled it out. Within the hull, I also discovered a rubber bushing that looks like a motor mount to a car. Is that the cause of the oil leak and the reason I am only getting mostly water from the transom oil drainage?

We replaced the impeller and shift cable 2 years ago. Can I replace O Ring & Oil Seal or do I have to take it in to a shop for a pressure test?
