1960 evinrude fastwin 18hp water in lower unit

I pulled the lower unit to check water impeller and found a couple of things wrong!! When draining the gear oil I found water in the oil. When I dropped the lower unit there is oil all in the area where the water impeller and water intake is at. The impeller looks good, but I am not for sure where the oil is coming from!! Where do I need to look and and what might need to be replaced. I think I will replace the impeller reguardless since I have it apart this far. Thanks
 
This is fairly simple work.-No need to be afraid to tackle this job.----The lower unit needs to come apart for inspection and reseal.
