Yanmar YSE8G oil leak

I have a Yanmar YSE8G engine and it is leaking oil/water from the Starter motor housing drain hole. The oil in the gear box is emulsified with water. I pumped out the gearbox and put in fresh oil. On starting the engine the fresh oil started leaking from the starter motor. It seems that the oil is being 'thrown' into the starter motor by the fly wheel. Quite quickly an emulsified oil started coming out of the starter; it appears that cooling water is somehow getting into the gearbox. The cooling water is a once through system, being mixed with the exhaust before being expelled from the back of the boat.
Does anyone know how cooling water could be getting into the gearbox / flywheel housing? and how I can repair it?

Any help would be much appreciated.
