1978 mercruiser 120 hp gear oil leaking behind prop, pics included

1978 mercruiser 120 hp is leaking gear oil from lower unit. I have already installed the shift shaft seal, seal where the shaft meets the top part of the unit "i have replaced the lower but not the upper seal, the seal i replaced is double lipped", water pump seals, and the small oil seal next to the pump.

drain the unit and split it. If there is oil on the driveshaft, the oil seal in the upper is bad.No oil on the driveshaft ,then the water pump base seals, shift shaft bushing seals or seal between the housings is not right
