1976 15 horse... water in gear oil and grease/oil in water cooling

Ok, so I was a bonehead and did not change the lower leg oil b4 winter storage..

Now I have oil in the shaft where the water gets pulled (I think this is there the water goes up) AND I have water in my gear oil... I think the bearings will be ok since I haven't used it since I stored it, but i will check them..

So what now? What seals do I need to replace? Where are they? Do I take the whole lower leg off to fix everything? I am mechanically inclined but I just don't know what to do. A quick step by step would be awsome..

In the first pic I have the lower leg pulled away from the shaft a bit. The arrow points to where there is grease/oil up in the shaft... In the second pic I think is where some seals are that need to be replaced..

help!
