1994 lower unit Yamaha 150

Hi just a ? What could be some of the problems why I have water mixing in with my oil in my lower unit.I was hoping to get some ideas before I start looking at it.I did buy the yammaha chilton book but it doesnt show much for the 150's in it.Any suggestions would be greatly appreciated

Most likely problems are prop shaft seals, driveshaft seals, shift rod seals.
